      <image:caption>Demo was the most shocking because it was the biggest change in the shortest amount of time. One minute you have a functional house and the next it looks like a dumpster fire. Well, there’s no going back now, I thought. Electrical and plumbing came in to prep and the space was a dust bowl. I’m very glad we moved out for a month because it was a MESS. We’re not sticklers on cleanliness (that’s probably why we camp with kids) but this was another level. We planned on ducting the stove hood through the soffit and out the wall, but after pulling off the drywall, we realized there wasn’t enough room. Either we could add a few thousand dollars and time to go through the soffit and connect it to the roof, or use the ductless option our selected hood offered that has a charcoal filter and circulates through that. We decided to go that route especially since our stove was going to be induction (less fumes and burning). It wasn’t ideal, but we didn’t want to stay in this level of hell for an even longer stint.</image:caption>

      <image:caption>The existing layout of the windows captured quite a bit of water splash from the sink and they were so big that they were hard to open. When we decided on smaller windows, we knew we’d need a few electrical outlets along the wall (so figured we’d set the windows above) and thought it would be nice to have a complete row of tile instead of cutting them. This was my biggest regret. They’re way too small. When they went in, it was a rude awakening to the impact of quick decisions. We should have made them 6” longer. The worst part of the week was that our drywall/mud guy fell through, so we spent a few late nights cutting drywall. I don’t know if you’ve ever cut drywall, but it’s awful. I’m the person who looks at a recipe and eyeballs what a tablespoon of oil looks like. I am not the person to meticulously cut a giant thick sheet of drywall sized perfectly for the area.  At least I know I didn’t miss my calling.</image:caption>

      <image:caption>so… we didn’t finish in four weeks. But man were we close! We ended up moving back in and worked around the chaos once the floors went in. Remember the wood molding to the tile I had designed? It finally went in and it’s one of my favorite little elements. I think it adds so much character in a subtle way. The floating shelves were installed, the sinks became functional, the appliances went in, and we were DONE.</image:caption>

      <image:caption>Watching the tile go up was one of my favorite parts. I am so happy with the tile we chose and I’m glad I went with a brick pattern. To save a bit of money, we ended up purchasing the island legs unfinished online and I stained them. Honestly, they didn’t end up looking fantastic, but they’re so dark you don’t really notice. Once the countertop showed up, I was ready to be done. We decided to go a bit modern with a thicker slab (also it wouldn’t need a plywood support on the island) and it really is beautiful. Remember those dinky little windows I miscalculated? We were originally going to have the tile wrap the sill, but I wanted to make the size look intentional. I decided I wanted them to look like shelves. Our first thought was to use extra countertop material which I think would’ve been really nice, but because of the delay in delivery, it just wasn’t going to happen if we wanted to keep any semblance of a schedule. The original design was to use wood as a transition between the tile and the wall, so we used the same finish and made the sill wood.</image:caption>

      <image:caption>Often reminiscent of cottages and historic European homes, this type of wall consists of large stones stacked on top of each other; a bit like imperfect Legos. The craftsmanship is key. Dry stacked refers to relying solely on the shapes of the stones to fit together, while wet stacked refers to the use of mortar to help glue it all together. Both types can be used as low retaining walls: they depend on the weight of the stone to solidify the grading. Extremely expensive and time-consuming, but you can’t really cheat this style.</image:caption>

They’ll usually be finished with a process that creates a safe slip coefficient (refers to how slippery the surface can be). This is a more formal look that can lend clean lines to an organized design.</image:caption>

      <image:caption>The most common for exterior walls, whether they’re freestanding or retaining. The structural wall is usually CMU block and stone is then attached to the wall with mortar. There’s a large variety of shapes, cuts, and stone for ledge. Some come in a thinner veneer if so desired. Limestone (such as this one, my favorite: Sydney limestone) is a common stone for ledge. But there is quite a variety of stone types as it’s less reliant on density and size than paving.</image:caption>

Size varies, but is mostly sold in large sheets on pallets (as shown here) that can be broken up to be smaller pieces. You can get them tumbled or water tumbled for a softer and more even tone, but it comes at a fairly steep cost. Try to scale the size of your flagstone to the size of the space. You don’t want patio-sized (usually 8-10”) for a 200 SF pad.</image:caption>

      <image:caption>What is an espalier? Espalier refers to a plant that is trained and attached to a frame. It’s usually a vine, but sometimes can be a hedge material as well. This is a great way to have a screen that won’t be as invasive. It’s very narrow and can get you some height. Just make sure your espalier/trellis is tall enough to get you the height you’re looking for. It can sometimes be a bit more maintenance because you have to sometimes help the plant wrap around the frame, but the payoff can be big.</image:caption>

      <image:caption>Probably the most predictable problem-solver, hedges refer to a single plant species set in a row. The ideal hedge would be plant material that has a linear growth with a minimally impactful root system. It’s a bit of a Catch-22 though: usually the bigger the plant, the bigger the root system. Many hedges are created with plants that, in the wild, grow to 60’ high and wide. It’s hard to maintain the health of a plant you’re stunting to 10% of it’s natural size. Do a bit of research and try to plant mindfully. See below for some of my favorite hedge plants.</image:caption>

      <image:caption>When plants aren't looking their best, stores usually put them on clearance.  The deals I've gotten on succulents alone at home depot are extensive.  A friend of mine got a ton of plants for very little when the irrigation got cut at her local hardware store and the plants were slightly dried out.  It's worth a look, but NEVER buy a shrub that is overgrown in its container.  Chances are it'll be too root-bound to survive transfer.  I also try to avoid buying trees from big box stores as well for similar reasons. Succulents are a different matter, see below. Also, don’t spend your money on clearance annuals: they’re going to go to seed soon!</image:caption>

      <image:caption>This is the simplest and quickest solution.  Putting down a fresh layer of mulch can really freshen up a space.  It's ridiculously simple!  Your cheapest option is to take a pick-up truck over to a stone yard (such as KRC or southwest boulder) and buy a yard or so there.  Use just a normal regular bark. I like the ones with big pieces so they don't blow around too much and take longer to decompose.  Ones that I don't like include cocoa mulch (it can mold, is expensive, and short-lived) and red dyed mulch (feels unnatural). The best side benefit to bark? It’s waterwise! Mulch’s purpose is to create a protective layer to your landscape. It helps mitigate weeds and retains moisture so that your deep watering cycles maintain a great growing environment for your plants! Because of this, don’t add more than 3” of mulch: it’s a waste!</image:caption>

      <image:caption>My husband and I ended up building our own floating deck. We’ve never built anything of that scale ourselves and the cost of wood was intimidating to mess up! We took our time and made adjustments in the process that made it more functional and attractive. It was something we wanted to do because not only would it save us a bunch of money, but if we had hired someone to do it the way we originally planned, I don’t think it would’ve turned out well. With every project we’ve taken on ourselves, we’ve learned so much about construction even though we both have related degrees in the subject! Is the deck a work of art? Let’s just say, we look at it the way our daughter looks at her finger painting: it’s magnificent…..to us. It definitely is amateur, but it works for us and it was empowering to have that under our belt. We’re proud of it and it gets so much use from the girls as a stage, a place to dry off after running through sprinklers, and where they like to have snack when the weather is nice.</image:caption>
